Streetspace Total Project Delivery™ is our design and construction model. We listen, support with professional advice, and deliver the best possible customer experience from initial enquiry through to handover and beyond.

Single-point accountability for design, documentation and construction, ensures the Total Project Delivery™ process completes your project on time and with cost-certainty at each of the 5 key stages: Consultation, Design, Manufacture, Installation & Aftercare.


Step 1 – Consultation

We begin by gaining a thorough understanding of your project brief and from this producing basic cost-estimates on a range of possible solutions. We outline the alternative options at concept stage, helping you optimise occupational usage and meet specific aesthetic and environmental requirements.

The Streetspace team is an organisation knowledge-rich in the delivery of innovative solutions and cost-effective designs. Our design team will develop the scheme with 3D visualisation of surrounding building architecture in same format as proposed structure. With further consultation we will take your preferred option to full specification detail until you feel that we have got the right balance of functionality, aesthetics and of course, cost.

The final step of this stage is the preparation of your Planning Application which the Streetspace design team can submit on your behalf to the Local Planning Authority. Our service includes all site plans, elevations, design access statements and consultation with statutory bodies required.

Step 2 – Design

Having obtained Planning Consent the detailed design and client approval process can commence. Our Design team carry out an on-site 3D digital survey of the proposed position and immediate surroundings of the new structure. This highly accurate and detailed survey will form the basis for the structural design process using our state of the art SolidWorks 3D CAD programme.

As the detailed design proceeds we will commission structural engineering calculations and then specialist modelling as specific projects demand. This could be tensile membrane design from our NZ partners or TAS dynamic thermal simulation analysis for a glazed enclosed structures to ensure that the recommended internal temperatures are not exceeded and solar gain has been assessed.

In tandem with this detailed design is the process of Building Regulation compliance to address all aspects specific to the project.

Once we have fulfilled each element of the agreed specification and addressed compliance the project approval drawings can be issued. We will then arrange a site meeting with your team to present these approval drawings for sign off.

Step 3 – Manufacture

Streetspace design and production processes are carried out in accordance with the quality management procedures of ISO9001:2008, the environmental accountability of ISO14001 and BS EN 1090 CE marking for structural steel design and fabrication.

We deliver projects nationally from both the Streetspace Kent based production facility and from our manufacturing partners located strategically across the UK. Working with some of the top coating specialists in the south east we have a finishing specification to meet all locations including extreme requirements.

Our strict QA process ensures that the elements of your project from its structural steelwork fabrication, preparation and coating to aluminium curtain walling and glazing will be manufactured checked and packaged for specialist site delivery in line with our agreed construction programme.

Step 4 – Installation

All Streetspace Projects are managed in accordance with the Construction (Design and Management) Regulations 2015. Streetspace Group undertake the role of Principal Contractor and can also undertake that of Principal Designer when appointed by the client in this capacity.

The Principal Contractor duties include that Streetspace develop a Construction Phase Plan to ensure that at all levels we consistently plan, manage, monitor and coordinate Health & Safety. Central to this is the Streetspace Site Management team providing daily coordination with client and coordination of contract and fit-out trades.

Principal Designer will typically involve advising the client of their duties under CDM, collating the pre-construction information, preparation of the Health & Safety File and O&M manuals on completion.

The CDM Arrangement Form details the procedures in place to ensure that the site rules are upheld, including DBS clearances, site enclosure and access, project staff identification and welfare facilities.

Step 5 – Aftercare

Our commitment to your peace of mind over the long term is the Streetspace 10 year limited warranty. Following our completed project handover process and sign-off, all warranty documents are issued together with the O&M Manuals and H&S File required under CDM.

Streetspace Site Engineers cover the UK and we are proud to offer a customer service response that is second to none. With an annual inspection programme our aftercare team will check and repair as necessary the function and condition of all moving parts, rainwater parts and building seals. We will also advise on cleaning requirements to ensure that your valued asset is correctly maintained.
